3903 & 3907 16 Street SW
We are proposing a land use change at 3903 & 3907 16 St SW from the existing Residential - Contextual One/Two Dwelling (R-C2) District to a Residential - Grade-Oriented Infill (R-CG) District. The proposed land use change would enable a development vision that includes a total of 8 townhouse units, and 8 smaller basement units with 8 associated parking stalls (one per townhome unit) with three-storey rowhouse-style buildings. The proposed R-CG District supports increased flexibility for unit layout and density increase, allowing up to 8 + 8 units with at grade access - a "Missing Middle" housing typology. The intent of the R-CG District on this site is to accommodate a development in the form of a Rowhouse Building, to allow for smaller basement units, and to accommodate site and building designs that provide a diversity of housing types within a low-scale built form that transitions well to adjacent low density residential properties. The supporting development places five units along 16 Street SW, and three units fronting 38 Avenue SW, with smaller basement units facing both 16 Street SW and an interior courtyard. The site features a number of characteristics that make it well-suited for the proposed land use change.
