We are proposing a land use change at 3404 - 3416 37 ST SW from the existing Residential - Contextual One/Two Dwelling (R-C2) District to a  Housing -  Grade-Oriented (H-GO) District. The proposed land use change would enable a development vision that includes a total of 20 stacked townhouse units, 12 3-storey townhouse units, and 12 smaller basement units with 22 associated parking stalls (one per upper unit) within four, three-story rowhouse-style buildings.The development concept places twenty units along 37 Street SW and twenty-four units fronting an internal courtyard. The site features a number of characteristics that make it well suited for the proposed land use change.

The proposed H-GO District seeks to support increased flexibility for unit layout, allowing some units to front onto an internal courtyard - a "Missing Middle" housing typology. The intent of the H-GO on this site is to accommodate a development in the form of a Rowhouse Building to accommodate site and building designs that provide a diversity of housing types within a low-scale built form that transitions well to adjacent lower density residential properties.
